Residential Properties Management is seeking a full-time, maintenance technician. The successful candidate must demonstrate the ability to identify and solve problems. The individual must have previous experience in building maintenance, demonstrate working knowledge of basic repair, HVAC and plumbing skills. Candidates must demonstrate property and safety techniques applicable to themselves and others. The preferred candidate will have their own truck.
ESSENTIAL JOB RESPONSIBILITIES
The maintenance position is extremely important in helping to control expenses and is crucial to the success of a property.
The position requires a general knowledge of almost all types of construction techniques, painting, sheetrock repairs, carpentry, and basic plumbing and electrical knowledge. We rely on this person’s skills to notify the manager when a job requires outside contractors or is unsafe for them to perform for any reason.
This job requires a person with strong people skills who can help management to maintain standards and enforce rules while still gaining the trust and respect of tenants. The maintenance person will oversee outside contractors whenever practical to ensure the property gets the best job possible for the money.
Pride in their work and honesty are probably equally important if this person is to succeed. The maintenance person’s duties include, but are not limited to, the following:
1. Perform the following on a quarterly basis:
Clean/replace HVAC filters.
Inspect building siding for damage.
Inspect roofs, shingles, flashing, gutters, and downspouts.
Inspect exterior lighting to ensure that it is working and that it is sufficient.
Clean debris from gutters/downspouts.
Follow-up with grounds contractor regarding seeding, fertilizing, aerating, application of weed chemicals, watering, etc.
Inspect railings on stairs/balconies. Tighten as necessary.
Inspect splash blocks throughout sites.
2. Perform the following on a monthly basis:
Inspect parking lots for potholes.
Inspect sewer cleanouts for damaged lids.
Inspect all equipment. Clean/repair as needed.
Inventory supplies for essential emergency items.
3. Perform the following on a weekly basis:
Perform all work orders promptly, courteously, and with attention to detail.
Inspect parking lots for abandoned vehicles.
Pick up trash/debris from grounds.
Set up the activity room for resident/staff activities.
4. Perform the following as required:
Paint vacant units as assigned.
Make necessary repairs to vacant units.
Purchase needed supplies/equipment using petty cash or business charge accounts.
Respond to weekend emergency maintenance.
Perform a semi-annual inventory of supplies, equipment, and furniture.
Other duties as required.
5. Assist Property Manager in quarterly unit inspections:
Inspect smoke detectors, fire extinguishers, and emergency alarms
Inspect all sink and tub faucets for drips/leaks. Repair or replace as required.
Inspect/replace door and window weather-stripping.
Inspect for damaged or missing doorstops.
Inspect windows and screens for holes and damaged frames
Inspect commodes for proper operation. Repair if needed.
Inspect light fixtures. Replace burned-out bulbs.
Inspect all towel bars and handrails. Tighten/repair is needed.
Inspect all blinds for proper operation.
Inspect for cleanliness and for roach infestation. Inform manager of any problems.
Inspect tile and carpeting for damage and wear.
Inspect walls and ceilings for damage and painting.
Other duties as required.

Pay: $20.00 - $23.00 per hour
