King's Lynn Apartments, a large apartment community, is seeking a Maintenance Technician to assist in the day-to-day maintenance of the property. Responsibilities include emergency repairs, resident service requests, landscape, cleaning, turnovers and common areas. Communication and Coordination with the Maintenance Supervisor are key elements in this position as the two work closely to maintain the overall standards for the physical structure and appearance of the property. Must be willing to work overtime, perform snow removal, and work an on-call schedule as well as other duties as assigned. Valid driver's license required plus reliable transportation.
Position Responsibilities:
Assist the maintenance staff in completing the required maintenance services including but not limited to: emergencies, resident requests, preventative maintenance, apartment turnovers, cleaning, landscaping, plumbing, electrical, carpentry, painting, masonry, roofing and fencing.
Complete resident requested service orders on a timely basis.
Complete all assigned maintenance work on vacant apartments; including appliance repair
Assist in the management of maintenance expenses.
Maintain site specific preventative maintenance schedules for the building, site, and equipment.
Conduct regular inspections of each both on a scheduled and unscheduled basis.
Maintain the Master Key Policy/Security Inspections to maintain a safe and secure community. Assist in the preparation specifications and obtain proposals for work to be contracted out. Assist in reviewing contracts on a regular basis to ensure all aspects of the agreement are adhered to.
Conduct regular asset/inventory inspections. Keep written documentation on inventory ordering and use.
Routinely update prices on inventory to assure costs are kept to a minimum.
Assist with unit turnovers; conduct written inspections at move out, move in, and annually thereafter.
Work with office/leasing personnel to ensure the timely turnover of vacant units for rental to minimize revenue loss.
Sign off on all work orders, preventative maintenance schedules, turnover inspections, annual inspections, inventory logs, purchase orders, and invoices. Keep accurate records of each.
Required education and experience:
- High school or equivalent
- 2-3 years maintenance
- REAC experience a plus.
