Position Summary: The Maintenance Technician is responsible for oversight of the daily maintenance of assigned apartment complexes. Under the general direction of the Maintenance Supervisor, a Maintenance Technician will complete work orders received by the resident manager at assigned properties. He/She is responsible for performing the duties listed below. It is possible for an assignment to one particular property but is at the sole discretion of management. A technician may be reassigned and/or rescheduled based on the needs of properties managed by Burbank Housing.
Specific Duties and Responsibilities: The following reflects Burbank Housing’s definition of essential functions for this job but does not restrict the tasks that may be assigned.
- Cleaning vacant units.
- Clean Community room, garbage areas and all common areas.
- Grounds pick up, clean trash enclosures.
- Use of power tools such as, but not limited to, power washers (3000 PSI), electric drills, plumbing power snakes, electric saws, sanders etc.
- Full unit turns, following established Burbank Procedures.
- Community Room Floor buff and wax.
- Measuring, removing and installing window coverings;
- Replacement of exterior light bulbs, draining water heaters and checking water pressure levels;
- Moderate plumbing, carpentry and electrical repairs.
- First story gutter cleaning.
- Replacement of door locks and replacement or copying keys;
- Exterior touch-up painting and all interior painting.
- Parking lot cleaning as needed,
- Identify Maintenance related issues and bring it to on-site management’s attention
- Off-hour on call availability for emergencies.
- Other duties as assigned.
Knowledge, Skills, And Experience
Education and Experience:
- High School Diploma or equivalent
- At least two (2) years of experience in residential maintenance or a similar trade.
Required Skills/Abilities
- Must be self-starting, self-motivated, detail-oriented, well-organized, and sensitive to the needs and concerns of residents and staff.
- Ability to work cooperatively and effectively with a diverse group of people (residents, vendors, and employees).
- Ability to assess a project and/or task and estimate the time needed to complete said task.
- Strong time management skills and ability to multi-task.
- Ability to prioritize projects and communicate with Maintenance Technicians and Maintenance Supervisors.
- Ability to meet quality standards for repairs and services.
- Ability to read, interpret, and complete work orders written in English.
- Ability to troubleshoot and problem-solve.
- Ability to work independently.
- Ability to use emails to communicate with others and to learn and use work-related applications such as timekeeping (Paycom), work order management (Yardi), etc.
- Familiarity with, or ability to quickly learn, basic office and clerical procedures and equipment.
- All Maintenance employees are required to provide their own vehicle to travel to and from work, as well as between properties as necessary to complete assigned tasks.
Language Skills: Ability to read and interpret work orders. Ability to effectively communicate information and to receive and interpret directions in the English language. Ability to provide status of the work being done and to document completed work orders and/or any follow-up required in English.
Mathematical Skills: Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, decimals, percentages, and ratios.
Reasoning Abilities: Ability to interpret contracts, budgets, government regulations and professional journals. Ability to collect data, establish facts, and draw valid conclusions.

Other Skills And Abilities
- Possession of a valid California Driver’s License, a good driving record, and automobile insurance per requirements of the State of California.

Supervisory Responsibilities: None
Physical Demands: While performing the duties of this job, the employee is regularly required to walk; climb stairs, sit; use hands to handle objects/operate keyboards, tools or controls, and power tools; apply repetitive motion with hammers and other hand tools, haul materials and push and pull with force; reach with hands and arms (above the head and below the waist); lift up to 50 pounds with assistance; stoop; climb ladders, kneel and crouch; talk and hear. The employee is required to work inside and outside in inclement weather and may be required to walk over uneven ground. Employees may be required to drive a motor vehicle or other motorized cart and must maintain a Class C California Driver’s License in good standing.
Work Environment: The noise level in the work environment varies from moderate to high.
Position Type And Work Schedule
This is a full-time position. The work schedule is Monday-Friday, from 7:30am – 4pm, with ½ hour meal period. This is an onsite position.
The employee is required to work safely and anticipate hazards, to request training if the safe use of equipment is unknown, to wear appropriate personal protective equipment when hazards require such as respiratory protection when paint-spraying, working in dusty conditions, etc. See Respiratory Protection Program Guidelines.
